Strata and property owners insurance

Building ownership, shared-property responsibilities and tenancy exposures differ. Strata cover does not automatically replace a lot owner's contents or landlord insurance.

Start with the risk, then check how the cover is arranged. These examples illustrate possible losses, not promised claim outcomes.

Residential Strata

Property and liability protection for an owners corporation or body corporate, usually addressing insured buildings, common property and selected risks arising from managing the scheme.

Illustrative example
A storm damages an apartment building's shared roof and common-area fittings requiring repair.
Check the wording
Owners' personal contents are generally outside strata cover; building responsibilities also vary by jurisdiction and title arrangement.

Commercial Strata

Insurance for commercially used strata schemes, addressing insured buildings, common property and selected owners corporation liabilities rather than each occupier's full business exposures.

Illustrative example
Fire damages the common foyer and shared building services in a strata office complex.
Check the wording
Tenants' stock, equipment and business interruption usually require separate insurance; declared occupations affect underwriting acceptance.

Community Title

Property and liability risks of a community association, including agreed shared facilities and assets within its responsibility under the relevant title and management arrangements.

Illustrative example
A storm damages a community association's shared recreation building and communal entrance gates.
Check the wording
Confirm exactly which association assets are insured; individually owned homes are not necessarily included in that policy.

Landlords Insurance

Selected risks of letting residential property, potentially including building or landlord contents damage, property-owner liability, damage-related loss of rent and optional tenant-default protection.

Illustrative example
Insured fire damage makes a rental home uninhabitable while the landlord loses rental income.
Check the wording
Rent default is distinct from damage-related loss of rent and may require an optional section and eligible lease.

Commercial Landlords

Selected property-owner exposures for leased commercial premises, commonly combining building damage, property-owner liability and rental-income protection following insured damage to the premises.

Illustrative example
A warehouse fire requires structural repairs and interrupts rental receipts while the premises remain unusable.
Check the wording
A tenant's failure to pay rent without insured damage is not automatically covered by rental-income protection.

Residential Investment Property

Another description for residential landlord insurance, covering selected ownership and tenancy exposures for an investment property rather than guaranteeing rental returns or property value.

Illustrative example
A burst pipe damages landlord-owned fixtures in an investment apartment leased to tenants.
Check the wording
Match the policy to long-term tenancy or short-stay use; vacancy conditions and strata responsibilities can change protection.

Strata Machinery Breakdown

Cover section

Sudden insured breakdown of common-property machinery such as lifts, pumps or air-conditioning systems, addressing repair or replacement costs within the selected equipment section.

Illustrative example
A common-property lift suffers a sudden electrical breakdown requiring its damaged motor to be replaced.
Check the wording
Routine servicing, wear and maintenance costs are not automatically insured; equipment age and replacement conditions may apply.

Strata Office Bearers Liability

Cover section

Claims against insured committee members or office bearers alleging wrongful acts in administering the strata scheme, with defence costs and liability subject to policy terms.

Illustrative example
A lot owner alleges committee members negligently administered a common-property contract and seeks compensation.
Check the wording
Known disputes and dishonest conduct can be excluded; claims-made notification requirements need particular attention here.

Strata Fidelity

Cover section

Financial loss to the insured strata entity from defined dishonest or fraudulent misappropriation of its funds by people covered under the fidelity section.

Illustrative example
A person authorised to handle strata funds dishonestly transfers money from the scheme's account.
Check the wording
Check whose dishonesty is insured and the discovery conditions; every bank scam is not automatically covered.
