An investment property can face building damage, lost rent and tenant-related loss.

Landlord insurance may cover selected building, landlord contents, liability, rent loss, malicious damage, theft or tenant-default events. Residential, commercial, short-stay and strata properties require different policy structures and should not be treated as interchangeable.

What information usually matters?

A tenant leaves owing rent and causes deliberate damage. The policy may contribute to covered losses after applicable limits, waiting periods and excesses.

Important boundaries

Tenant default, pet damage, wear, unoccupancy and short-stay use can be excluded or restricted. Strata insurance does not automatically cover a lot owner's contents or landlord risks.
